FAQ: eSPA via HIMS
eSPA is an Electronic Sale and Purchase Agreement — a digital version of the traditional SPA completed and signed online through KPKT's HIMS system. Applies to residential units still under construction governed by the Housing Development Act (HDA).
HIMS (Housing Integrated Management System) is a platform developed by KPKT to manage all housing-related documents, including the online signing of SPAs.
Starting 1 January 2026, KPKT requires all developers to prepare and sign SPAs digitally through HIMS — making the process faster, safer, and eco-friendly. The effective date is subject to change by KPKT.
Yes. eSPA is approved by KPKT and has the same legal effect as the printed SPA.

No. All new SPAs from 1 January 2026 must be signed digitally through HIMS. You will receive a PDF copy, and your lawyer will print a hard copy for safekeeping.
